The website starts a property conversation. Written transaction documents control the deal.
Use of the site does not itself create a brokerage relationship, purchase contract or guarantee of an offer.
No guaranteed offer or transaction
Submitting property information starts a review. No price, offer, closing date, approval or transaction is guaranteed by using the website.
Direct-purchase role
When SellToDarren or an affiliated buying entity is acquiring a property, Darren Belizaire is acting as a principal/buyer or representative of the buying entity, not as the seller’s broker or agent, unless a separate written brokerage relationship is expressly created.
Electronic records and signatures
When electronic-signing tools are used, the actual signing service, document, consent process and audit trail control the electronic signature process. The Seller Portal may link to that signing service and display document status.
Portal access
Keep your access code private. You are responsible for activity performed through your authenticated portal session. Contact SellToDarren if you believe access has been compromised.
Written terms control
Any purchase agreement, assignment, addendum, title document or closing instruction is governed by its own written terms. Website summaries do not replace those documents.
